NAHT’s Underwriting and Closing team structures and closes Low Income Housing Tax Credit (LIHTC) affordable housing transactions. At the same time, we retain prudent, industry-approved underwriting standards that serve our investor partners well. Our experience includes many other forms of tax credits that can be combined with the Federal Low Income Housing Tax Credit to finance affordable housing, such as State Low Income Housing Tax Credits, Federal and State Historic Tax Credits, and Energy Tax Credits.

NAHT partners with national third-party firms to perform market research, comprehensive reviews of documentation for planned rehabilitation and/or construction, reviews of environmental documentation, and other due diligence documentation as applicable. We also engage legal firms that specialize in affordable housing and tax credits to complete due diligence reviews, draft equity closing documents, identify and assist in resolving any tax issues, and provide tax opinions.

If we identify issues during the process, the team collaborates to reach a successful resolution for all parties.
