NAHT’s Underwriting and Closing team has a broad range of experience in structuring and closing affordable housing transactions that utilize the Federal Low Income Housing Tax Credit (LIHTC). We work with both nonprofit and mission-driven for-profit developers to expand available affordable housing and address the ongoing housing crisis.

With expertise in managing the unique attributes associated with nonprofit-developed affordable housing, our Underwriting and Closing team’s knowledge covers all aspects of the process. From initial engagement to closing, they can conduct financial modeling and tax benefit analysis, market analysis, operating analysis, and document reviews to ensure successful results.

Our team has extensive experience with the development of affordable housing through Federal LIHTC, alongside other tax credits that can be combined with it—including State Low Income Housing Tax Credits, Federal and State Historic Tax Credits, and Energy Tax Credits. They also hold deep knowledge about various financing structures, resident and community services, and other unique deal attributes that can benefit a given transaction.

To ensure a consistently successful underwriting and closing process, NAHT has established relationships with national third-party firms to complete market research and comprehensive reviews of all aspects of the rehabilitation and construction process. We engage legal firms specializing in affordable housing and tax credits to conduct due diligence reviews, draft equity documents for closing, identity and assist in resolving any tax issues, and coordinate with other legal firms involved in the closing.
